Pipelines help you track and manage the flow of your leads and deals based on your investment strategy. While we provide default pipelines -- Acquisitions for your Lead Pipeline and Dispositions for your Deal Pipeline — you can create pipelines to suit other strategies like rentals, rehab, or creative finance deals.

Below are several pipeline examples to inspire how you might organize your business operations in Invelo:

Rental Pipeline (Lead to Lease Flow)

Ideal for buy-and-hold investors or BRRRR investors who plan to rent out properties.

Sample stages:

  1. Potential Rental Property Identified - A candidate property is found for potential use

  2. Due Diligence / Rental Analysis - Analyze cash flow, expenses, rental comps, and ROI

  3. Offer Submitted - Offer made to purchase the property

  4. Under Contract - Seller has accepted the offer, and the deal is in escrow

  5. Acquired - Property officially bought and in your portfolio - 

  6. In Rehab / Turnover Prep - Renovations or cleanup underway to prepare for tenants

  7. Listed for Rent - Rental listing is live and available to prospective tenants

  8. Tenant Application Received - Applications are coming in for review

  9. Leased - A tenant has signed and moved in

Rental Pipeline (Tenant Leasing Workflow)

Designed for managing tenant leads and applications—from initial inquiry to move-in.

Sample stages:

  1. Lead In – New renter inquiry or lead received

  2. Pre-screening – Initial qualification (income, timeline, basic criteria)

  3. Application Sent – Rental application has been provided to the lead

  4. Screening – Background, credit, and reference checks are in progress

  5. Pending Decision – Awaiting final decision on approval

  6. Lease Sent – Lease documents prepared and sent

  7. Lease Signed – Signed lease received from tenant

  8. Leased – Tenant has officially moved in

  9. Withdrawn – Lead decided not to proceed

Rehab Project Pipeline

  3. Signed Lease Option Agreement – Both parties have signed the lease and purchase option
