Invelo makes it easy to build **high-quality lists** — lists made up of properties **most likely to sell soon**.     High-quality lists help investors focus on **motivated sellers**, making marketing campaigns more effective and cost-efficient. --- ### **What Makes a List “High-Quality”?** A list’s quality in Invelo is based on how likely the property owners are to sell. This depends on motivation indicators such as: - **Vacant Properties** – unoccupied homes cost money to maintain - **Pre-Foreclosure** – owners behind on payments may want to sell quickly - **Tax Delinquent** – unpaid property taxes increase selling motivation - **Inherited(Intrafamily transfers)or Probate** – heirs often sell instead of keeping the property - **Absentee Owners** – may be tired of managing rentals or distant assets   The more motivation indicators a property has, the higher the quality. Invelo doesn't have a Probate list, but you can import your list and work on it in the platform. --- ### **How to Build a High-Quality List in Invelo** #### **1. Open List Builder** From your Invelo dashboard, click **List Builder** to start a new list. #### **2. Choose Your Target Area** Search by **city, county, or ZIP code** to focus your search. Smaller, defined areas often yield more relevant results. #### **3. Apply Motivation Filters** Use property indicators to filter for: - Vacant - Absentee - Pre-Foreclosure - Tax delinquent year filter - Intrafamily transfers Stacking multiple motivation filters increases the overall audience quality. #### **4. Refine with Ownership & Property Details** Use filters like: - **Years of ownership:** 5+ years - **Estimated equity:** 30% or more - **Owner Type:** Individual - **Property Type:** Single-family homes #### **5. Review List Quality** Invelo assigns a **List Quality score** based on your selected filters. - **High Quality:** Strong motivation (e.g., Vacant, Pre-Foreclosure) - **Medium Quality:** Moderate motivation (e.g., Absentee Owner) - **Low Quality:** Little to no motivation indicators --- ### **Example: High-Quality Filter Setup** | **Goal** | **Recommended Filters** | | --- | --- | | Find Distressed Sellers | Vacant + High Equity + Ownership > 7 years | | Target Landlords | Absentee + Equity 30–70% + Property Value <$350K | | Focus on Financial Distress | Pre-Foreclosure + Tax Delinquent + Individual Owner |     Once you’ve built a strong filter combination, **save it as a preset**!
