Campaign Types in Invelo: Properties vs. Buyers
Understand the difference between campaign types so you can so you can market smarter
When creating a marketing campaign in Invelo, one of the first decisions you’ll make is choosing between a Property-Based Campaign and a Contact-Based Campaign. While both allow you to reach potential sellers, they function differently and are designed for different marketing strategies.
This guide explains how each campaign type works and when to use them.
Prospects campaign
What is a prospects campaign?
A Prospects Campaign enrolls property records into a marketing sequence.
This means:
-
Each property can be enrolled once.
-
Marketing actions (mail, SMS, etc.) are triggered at the property level.
-
If a property has multiple owners, the campaign is still tied to the property record itself.
How it works
-
You select properties (via list or filters).
-
The campaign sends marketing based on the property’s mailing information.
-
If the property has multiple associated contacts, the system uses the mailing details tied to that property record.
Best use cases
Property campaigns are ideal when:
-
You are targeting specific property types (e.g., vacant, pre-foreclosure, absentee-owned).
-
Your strategy is based on property criteria, not individual contacts.
-
You want to ensure one enrollment per property, regardless of the number of owners.
Example
If you’re sending a postcard to 500 vacant properties, a property campaign ensures:
-
Each property receives one mail piece.
-
You avoid duplicate sends caused by multiple owners tied to the same address.
Buyers Campaigns
What is a Buyers Campaign?
A Buyers Campaign enrolls contact records (owners) into a marketing sequence.
This means:
-
Each contact is treated individually.
-
If a property has two owners, both contacts can be enrolled separately.
-
Marketing actions are triggered at the contact level.
How it works
-
You select contacts (or properties with associated contacts).
-
Each contact enrolled will receive marketing based on their individual contact information.
-
If multiple contacts are tied to the same property, each may receive separate communications.
Best use cases
Contact campaigns are ideal when:
-
You want to reach every owner individually.
-
You are running SMS, cold calling, or email campaigns.
-
You want to track engagement per contact.
-
You want multiple decision-makers in a property to receive your message.
Example
If a property is owned by a married couple:
-
A property campaign sends one mail piece tied to the property.
-
A contact campaign can send SMS or emails to both owners separately.
Which one should you choose?
Ask yourself:
-
Am I targeting the property itself? → Choose a Property Campaign
-
Am I targeting the people who own the property? → Choose a Contact Campaign
If you’re unsure which to use, consider your marketing channel and whether you want to communicate once per property or once per individual contact.
Choosing the correct campaign type ensures accurate tracking, prevents duplicate sends, and helps you execute your marketing strategy more effectively.
