How to manually add prospects to your database
Learn how to build and grow your prospect list in Invelo
Building a strong pipeline starts with adding the right prospects to your database. Whether you're pulling targeted data, uploading your own list, or adding properties one by one, Invelo gives you multiple ways to grow your database efficiently. This guide walks you through the three ways to add prospects.
Method 1: Using Invelo’s List Builder
List Builder allows you to generate targeted property lists based on location and motivation indicators.
Step 1: Define your farm area

Add your target location using city, county, or ZIP code.
Step 2: Apply property filters

Use property indicators to find motivated sellers, or select from Invelo’s premade presets.

Select your desired property types (single-family, multifamily, commercial, etc.).

Use advanced filters for more targeted list building.
Step 3: Review and refine

Invelo will generate a preview of properties matching your criteria.

Add or remove filters to refine your search.
-
View your results once your filters are applied.

You can even run comps on a property directly within List Builder.
Step 4: Import to your database

Select the records you want to import.

Assign any lists and tags.
-
Click to import the selected properties into your database.
Method 2: Importing a CSV file
If you already have a list, you can upload it directly into Invelo.
Step 1: Navigate to import
You can access the import option in two ways:

Go to Prospects, Leads, Deals, or Contacts, then click the arrow next to the Add button in the upper left.

Or navigate to the More section and click Import Data.
Step 2: Upload your file

Click Select file (.CSV).
-
Choose the file you want to import (must be in CSV format).
Step 3: Choose import type

Select whether you are importing Properties or Contacts.

Click Start Mapping.
On the left-hand side, you will see the data fields available in your file.
Step 4: Map your fields
Invelo automatically maps fields such as:

Property address
-
Contact details
-
Mailing address
Carefully review all mappings. Incorrect field mapping may cause records to fail during import.
Important notes during mapping:

Invelo automatically assigns the contact as the primary contact, but you can select your preferred contact and contact information.

You may choose Don't overwrite to retain existing record data.

You can:
-
Overwrite existing data, including custom fields
-
Keep existing data unchanged
-
Set your preferred primary contact and mailing address
-
Allow Invelo to assign a primary contact and mailing address
-
Step 5: Preview or pause
After mapping, you can:

Click Preview (lower right) to proceed

Click Leave for now (lower left)

Click Restart (upper right) to begin again
On the preview page, you can view up to the first 20 rows with Invelo fields as headers. Click Next to continue.
Step 6: Final import settings
On the final step, you can:
Apply bulk updates to new records only:

Assign a record owner
-
Assign a lifecycle stage
-
These settings will not affect existing records
-
If fields were mapped earlier, they will only fill missing values
Assign lists and tags to all records:

Lists and tags selected here apply to every record in your file
When ready, click Finish to complete the import.
Method 3: Manually adding a prospect
You can also add properties one at a time.
Step 1: Navigate to the section
Go to Prospects, Leads, or Deals.
Step 2: Click Add
Click the Add button at the top left of the page.
A pop-up modal titled "Add a new lead" will appear.
Step 3: Enter the property address

Type the property address.

Select the correct property from the suggestions.

A green check mark indicates the address has been validated by Invelo.
If the property does not show a green check mark, it has not been validated, but you can still add it.
If you do not see the property in the suggestions:

Click "Not seeing it? Add a new property address"

Enter the complete property information
-
Click Save
If adding from the Leads section, you will have the option to go directly to the Lead Intake form within the property record.
Step 4: Save
Click Save to finish. You will be taken directly to the property record view.
