List Builder Filters

Presets vs. Indicators

A Clear Guide to Using Both in List Builder

When building audiences in Invelo List Builder, you’ll encounter two powerful features: Presets and Indicators. While they may appear similar at first glance, they serve distinct purposes and work best when used together.

What Are Presets?

Presets are pre-configured filter sets built to target specific types of leads. Each preset includes a bundle of filters defined by our team and aligned with industry-ready strategies.

Key points:

  • Load a preset from the dropdown, and the associated filters appear instantly.

  • Designed for repeatable, high-performing searches (e.g., Absentee Owners, High Equity, Vacant).

  • Ideal when you want to save time or standardize list creation across your team.

  • Presets won’t automatically update results unless “Auto-Add” is enabled or you rerun the search.

What Are Indicators?

Indicators are data signals that identify property traits or owner behaviors linked to motivations such as owner-occupied status, vacancy, or pre-foreclosure.

Key points:

  • Indicators are system-driven and reflect changes in property/owner data in real time.

  • Use indicators to stack multiple signals and refine your targeting (e.g., Vacant + Absentee owned).

  • They highlight motivated-seller signals but don’t replace filters—they complement them.

Presets vs. Indicators — Key Differences

Feature Presets Indicators
Purpose Pre-built filter sets Data signals or traits indicating motivation
Created by You (loading/saving presets) System based on property & owner data
Automatically update the search No (unless you rerun or enable automation) Yes, when data changes
Best use case Quickly apply a proven strategy Layer insight to find highly motivated leads

How They Work Together

To build smart, efficient lists:

  1. Select a Preset to define your core search criteria (location + property type + ownership filters).

  2. Then apply or stack Indicators to elevate the list—focus on properties showing motivation signals.

  3. Consider saving the combination as a new preset for repeat use.

This blend lets you build targeted audiences fast while maintaining precision and relevance.

Best Practice

  • Start with high-quality presets to standardize your workflow.

  • Use indicators to zoom in on the most motivated properties.

  • Review and update your saved presets and indicators as your market or strategy changes.
