What Are Indicators?

Indicators are built-in filters in Invelo that tag properties based on ownership details, transaction history, property status, and other key signals. They are dynamic tags that update automatically based on real-time data changes. This means a property can have an indicator today but lose it tomorrow if its status changes—for example, if a vacant home becomes occupied or a property in preforeclosure gets resolved.

Because indicators are powered by continuously refreshed data, you can trust that your prospects are always based on the most up-to-date and relevant information. You can apply indicators individually or combine them to refine your targeting and focus on the highest quality leads.

Available Indicators in Invelo

Here’s a breakdown of the indicators currently available in Invelo’s List Builder:

  • Absentee Owners
    Owners who do not occupy the property—ideal for targeting landlords and investment property owners who may be ready to sell.
  • Auctions
    Properties scheduled for foreclosure auctions, often at a discount and under time pressure—great for investors ready to act quickly.
  • Empty Nesters
    Properties likely owned by older adults whose children have moved out. These owners may be looking to downsize or relocate.
  • High Equity
    Properties with significant equity, increasing the likelihood of a profitable sale or flexible negotiations.
  • Intrafamily Transfers
    Properties transferred between family members—can indicate estate planning, gifting, or informal transactions that may lead to a future sale.
  • MLS Active
    Properties currently listed for sale on the Multiple Listing Service (MLS). Helpful for identifying active sellers.
  • MLS Failed
    Previously listed properties that failed to sell. These owners may still be interested in offers, especially off-market ones.
  • MLS Off Market
    Properties no longer listed on the MLS, which might indicate a change in strategy or renewed seller motivation.
  • MLS Pending
    Properties currently under contract. Useful for tracking buyer demand or recent activity in a market.
  • MLS Sold Recently
    Recently sold properties. Helpful for market research or identifying owners who may now have cash to reinvest.
  • Negative Equity
    Properties where the owner owes more than the property’s estimated value. These may be distressed leads open to creative financing or short sale options.
  • Out of State Owners
    Owners who live in a different state than the property. These are often landlords or absentee owners with less attachment to the property.
  • Preforeclosure
    Properties in the early stages of foreclosure—one of the highest motivation signals for real estate investors.
  • Related Party
    Transactions involving individuals or entities with a personal or business connection. These may include estate sales, trusts, or company-owned transfers.
  • Tired Landlords
    Owners with tenant-occupied properties who may be looking to exit the rental market. These are typically long-time owners with equity.
  • Unknown Equity
    Properties where the equity position can’t be determined. These may still be viable leads with further investigation.
  • Vacant
    Properties flagged as unoccupied by USPS data. Vacant homes often signal financial hardship, disrepair, or absentee ownership.
  • Zombie Properties
    Vacant homes that are also in preforeclosure. These properties are abandoned but still owned by the borrower—not the bank. High distress = high potential.

How to Use Indicators Effectively

  • Combine indicators to target niche lead types (e.g., Vacant + Absentee + Out of State Owner + High Equity).

  • Layer with filters such as property type, and ownership length for precision.

  • Save and update lists as indicators are refreshed automatically within Invelo.
