Understanding AND and OR in Invelo Filters
Learn how to combine filter conditions and use filter groups to find the property records that match your targeting criteria
In Invelo, AND and OR determine how filter conditions are combined when searching for property records. Understanding the difference helps you build accurate lists based on specific criteria, such as property ZIP codes, vacancy status, and owner occupancy. Filters within the same group use AND logic, while separate filter groups use OR logic.
How AND and OR Work
AND: Combine conditions within the same filter group
When you add multiple filters within a single filter group, Invelo uses AND logic. This means a property record must meet all conditions in that group to be included in the results.
For example, if your filter group contains:
- Property ZIP is 12345
- Vacant is Yes
- Owner Occupied is No
Invelo will return property records that meet all three conditions: the property must be in ZIP code 12345, be marked as vacant, and have an owner-occupied status of No.
Adding more filters to the same group narrows your results because each property must satisfy every condition.
OR: Add another set of filter conditions
When you add a separate filter group, Invelo uses OR logic between the groups. This means a property record only needs to match all conditions in at least one filter group to be included in the results.
Each group works independently. Invelo combines the matching records from the separate groups, allowing you to target properties that meet different sets of criteria.
Example: Finding Vacant and Absentee-Owner Properties in Two ZIP Codes
Suppose you want to find vacant or absentee-owner properties in ZIP codes 12345 and 67890. You also want to include properties marked as vacant where the owner-occupied status is No.
To do this, create four filter groups using the following conditions:
Filter Group 1: ZIP Code 12345 — Vacant and Not Owner-Occupied
- Property ZIP is 12345
- Vacant is Yes
- Owner Occupied is No
OR
Filter Group 2: ZIP Code 67890 — Vacant and Not Owner-Occupied
- Property ZIP is 67890
- Vacant is Yes
- Owner Occupied is No
Within each filter group, AND ensures that a property must match every condition in that group. For example, in Group 1, the property must be in ZIP code 12345 and have either a Vacant or Absentee Owners indicator.
Between groups, OR allows Invelo to include properties that match any one of the four groups. This means you can capture qualifying properties from both ZIP codes without including every property record in those areas.
Remember: When adding another ZIP code, repeat the same sets of filter conditions for that ZIP code in separate filter groups.
If you want to target properties across multiple ZIP codes, you must account for both the ZIP code and the criteria you want each property to meet.
Each group uses AND to ensure the properties match its specific conditions. The groups use OR to include matching properties from either ZIP code and either set of criteria.
If you only add the ZIP codes without including the other filters, Invelo may return property records that fall within those ZIP codes but do not meet your intended targeting criteria.
Key Takeaway
- AND = All conditions within the same filter group must match.
- OR = A property can qualify by matching any one of the filter groups.
Use AND to narrow your results within a group, and OR to include additional sets of property records that meet different criteria. This helps you build targeted property lists without unintentionally including records that fall outside your intended criteria.
