List Quality vs. Lead Temperature — What’s the Difference?
In Invelo, List Quality and Lead Temperature both help you evaluate how likely a property owner is to sell — but they represent different stages of your process.
What Is List Quality?
List Quality in Invelo is an indicator of how motivated a property owner is likely to be, based on the characteristics of the property itself.
It’s determined by the type of list you’re pulling — essentially, how strong the selling signals are from the data.
For example:
-
Vacant List (High Quality):
A vacant property often means the owner isn’t earning income from it but is still paying for taxes, maintenance, and upkeep. This makes them more likely to sell — hence, it’s a high-quality list. -
Absentee List (Medium Quality):
An absentee owner doesn’t live in the property, but that doesn’t always mean they’re motivated to sell. It could be an investor renting out the property and earning consistent income. This makes it a medium-quality list.

In short, List Quality reflects the potential motivation to sell based on the data source — before any direct contact or communication with the owner.
What Is Lead Temperature?
Lead Temperature, on the other hand, is based on your interaction with the property owner.
It measures how close they are to making a selling decision — or how likely they are to close a deal with you.
-
Hot Lead: The owner is ready or eager to sell soon.
-
Warm Lead: They’re interested but still considering options or timing.
-
Cold Lead: They’re not interested in selling right now.

Lead Temperature changes as you continue communicating with the lead and gathering insights from calls, emails, or meetings.
In Summary
| Category | What It Represents | How It’s Determined |
|---|---|---|
| List Quality | Motivation based on property data | Driven by the type of list (vacant, absentee, tax delinquent, etc.) |
| Lead Temperature | Motivation based on owner interaction | Determined by your conversations and engagement |
Together, List Quality helps you target the right properties, while Lead Temperature helps you prioritize the right conversations.
