Invelo's presets are designed around high-performing searches that follow industry standards, allowing Invelo to help you strategically build your marketing audience. The great news is Invelo's presets are readily available in List Builder no matter what plan you're on!
Available presets in Invelo
- Absentee Owners: These are properties whose owners do not live in the property address. There could be valid reasons for absentee ownership, such as rental income or estate planning. Absentee owners are often motivated to sell due to the challenges of managing a distant property, such as maintenance hassles, low rental income, or costly vacancies.
- High Equity: These are homeowners who have more than 50% equity in their property. Homeowners with high equity may be motivated to sell to cash in on their property's increased value, using the proceeds for new investments, downsizing, or major life changes like retirement.
- Intrafamily transfers: Properties that are transferred between two members of the same family. This typically happens because of inheritance or divorce, and it may result in an unwanted property.
- Preforeclosure: Properties in the foreclosure process, where owners are highly motivated to sell to settle their debt with the bank.
- Related Party: This is a list that is unique to Invelo. It identifies properties involved in transactions between family members for estate planning purposes. These properties often represent a genuine desire to sell and can be motivated by factors like probate or inheritance tax avoidance.
- Small Houses: This is a list that includes properties that have less than 850 Living SqFt as these have opportunities to be developed.
- Tired landlords: Landlords who have owned a rental property for more than 10 years. They are often burned out and ready to accept a low cash offer.
- Trust: These are properties that are held in a trust which is usually a sign of a pending sale.
- Unknown Equity: These are properties that don't have data on the equity position of the homeowner. This preset helps uncover hidden opportunities among motivated sellers.
- Vacant: This is a list of properties that are currently unoccupied. These properties are generally considered prime candidates for sale due to the financial burden they place on owners due to property taxes, utilities, and maintenance. This makes them highly motivated sellers.
- Zombie properties: Vacant properties that are in the preforeclosure process. Typically, the homeowner and the bank are highly motivated to find a buyer.
Pulling a list using Invelo's presets
- Click on the List Builder tab. Enter your target location in the search bar.
- Then click the Filters tab.
- Click the dropdown where it says "Load an Invelo Preset."
- From the dropdown, choose what type of list you would like to pull based on the presets available.
- Optional: You can refine your search by adding custom filters tailored to your preferences by clicking the Search tab beside the Applied Filters tab.
- After you’ve entered your preset and filter conditions, Invelo will automatically populate properties that match your specified location and filter criteria.
- You also have the option to save your presets by clicking on Save as new. Your saved filters can be accessed on the Filter tab under Saved Filters.
