Automatically Enrich Records with Contact Info Using Skip Tracing

The Skip Trace action allows you to automatically find and add contact details — such as phone numbers, email addresses, and mailing addresses — for property owners based on their record information. This action helps streamline your lead enrichment process, saving time and boosting outreach effectiveness.

What Is Skip Tracing?

Skip tracing is a data service that searches public and private databases to locate missing contact information for a person tied to a property record. When added to a workflow, it automates this process based on triggers you define — no need for manual lookups.

 

How to Use

  1. In the Workflow Editor, click + Add Action.

  2. Select “Skip Trace.”

  3. Confirm the action and save it to your workflow.

Once triggered, the system will attempt to skip trace the record using your available skip trace credits. If successful, contact information will be added directly to the record.


🔁 Important Behavior

  • If a record has already been skip traced, the system will skip trace it again if the workflow is triggered.

  • To avoid duplicate charges, make sure to exclude already skip traced records in your workflow trigger conditions (e.g., “Last Skip Traced is Unknown”).


💳 Credit Usage and Billing

  • Each plan includes a monthly quota of free skip trace credits.

  • If you exceed your monthly limit, you will be charged per successful skip trace, based on your subscription’s pricing.

  • To prevent disruptions, we highly recommend enabling automatic funding for your skip trace balance.

  • Automatically skip trace new records added to your “High Priority” list.

  • Trigger skip tracing when a record’s status changes to “Warm Lead” or “Ready to Market.”

  • Enrich newly imported records before launching a campaign — but filter out already skip traced records to save on costs.
