You store records with potential as Prospects.

When you make contact with the owner, you move them to a Lead.

When you're ready to close, you move them to a Deal.
Within Leads and Deals, you can also manage records in statuses (like follow up, offer made, etc.) to keep better track exactly where each record is in your process.
