Invelo offers a powerful tool for finding off-market real estate deals: List Builder. By utilizing the various filters within List Builder, you can effectively search for properties that are not actively listed on the MLS. This gives you a unique advantage in identifying potential investment opportunities that might not be readily available to the general public. Access Requirements
To access the MLS filters in List Builder, you need to be on Invelo's Starter, Growth, or Professional plan. You can upgrade you Invelo account here.
Accessing off-market deals in List Builder
- On the List Builder page, click on Filters and choose MLS.
- On the MLS filter, look for Listing Status and tick the checkbox for Not Listed. Choose Add Filter to apply.
- Optional: You can add other filters to specify your property search based on your preference.

- Once you have added the MLS filters and other filters you have chosen, enter your farm area in the location search bar.
- After adding your farm area, Invelo will automatically populate the results based on your chosen filters.
- Select all the properties listed and click on Import.

- Canceled Listing Date: This filter allows you to identify properties that were listed but had their MLS listing canceled by a specific date. - Days on Market: This filter tracks how long a property has been listed for sale on the market. Properties with a longer "Days on Market" may indicate motivated sellers, especially if the property hasn’t sold within the expected timeframe. This helps you target properties where there might be more room for negotiation.
- Listing Date: Use this filter to find properties that were recently listed on the MLS. Focusing on newer listings can help you act quickly and get ahead of the competition, especially in hot markets. Alternatively, you can target older listings that haven’t moved, which could indicate motivated sellers.
- Listing Price: The Listing Price filter enables you to search for properties based on their current asking price. This is helpful when you're working within a specific budget or targeting properties that are priced under or over a certain threshold. You can use this filter to find undervalued properties or those that fit your financial criteria.
