Presets in Invelo
Invelo's presets are designed around high-performing searches that follow industry standards, allowing Invelo to help you strategically build your marketing audience. With just a few clicks, you can access ready-made lists such as:
- Absentee Owners: Owners who do not occupy the property—ideal for targeting landlords and investment property owners who may be ready to sell.
- High Equity: Properties with significant equity, increasing the likelihood of a profitable sale or flexible negotiations.
- Intrafamily transfers: Properties transferred between family members—can indicate estate planning, gifting, or informal transactions that may lead to a future sale.
- Preforeclosure: Properties in the early stages of foreclosure—one of the highest motivation signals for real estate investors.
- Related party: Transactions involving individuals or entities with a personal or business connection. These may include estate sales, trusts, or company-owned transfers.
- Small houses: Small properties with opportunities for development.
- Tired landlords: Owners with tenant-occupied properties who may be looking to exit the rental market. These are typically long-time owners with equity.
- Trust: Properties that are held in a trust which may be a sign of a pending sale.
- Unknown equity: Properties where the equity position can’t be determined. These may still be viable leads with further investigation.
- Vacant properties: Properties flagged as unoccupied by USPS data. Vacant homes often signal financial hardship, disrepair, or absentee ownership.
- Zombie properties: Vacant homes that are also in preforeclosure. These properties are abandoned but still owned by the borrower—not the bank. High distress = high potential.

Finding More Niche Lists
For specialized lists that Invelo does not provide directly, we recommend checking other reliable data sources, such as:
- Local public records for the most up-to-date details on foreclosures, pre-foreclosures, tax liens, defaults, and 60–90 day lates.
- Successor data sources for probate, inheritance, and deceased-owner lists.
