# Getting Started with List Builder

## Learn how to use List Builder to find motivated sellers and import prospects to your database.

### List Builder Overview

List Builder helps you create highly targeted lists of real estate prospects by filtering millions of property records based on location, ownership details, and distress indicators. Whether you're searching for absentee owners, vacant properties, or pre-foreclosures, List Builder makes it easy to find motivated sellers and build high-quality lists.

### Why List Builder Is Important? 

Building a strong prospect list is essential for a successful acquisition strategy, helping you focus on high-quality leads that match your criteria. With List Builder, you can:

- Access millions of property records with advanced filtering.
- Identify motivated sellers based on distress indicators, ownership details, and property history.
- Save time by automating list generation instead of manually searching for leads.

### How to Access List Builder

1. Log into your [**Invelo** account](http://a.inveloapp.com).
2. Navigate to [**List Builder**](http://a.inveloapp.com/listbuilder) from the left-side menu.

### Using List Builder

- For *Growth and Professional* plan: Use the **draw tool** to hone in on a specific area like a neighborhood or development zone and [**auto-add**](https://helpdesk.inveloapp.com/automate-your-list-building?hsLang=en) to automate your list building - so you never have to pull a list more than once. 

- [Add your farm area or location](https://helpdesk.inveloapp.com/search-for-properties-by-location?hsLang=en) using city, county, or ZIP code. 
- Use [property indicators](https://helpdesk.inveloapp.com/use-property-indicators-to-find-motivated-sellers?hsLang=en) to find motivated sellers or use [Invelo premade presets](https://helpdesk.inveloapp.com/use-invelo-presets-with-premade-filters?hsLang=en)
- Select the desired [property types](https://helpdesk.inveloapp.com/use-property-types-to-find-your-ideal-properties?hsLang=en) (single-family, multifamily, commercial, etc.).
- For more targeted list building, use [advanced filters](https://helpdesk.inveloapp.com/use-advanced-list-builder-filters?hsLang=en). 
- Invelo will generate a preview of the properties matching your criteria.
- Refine your search by adding or removing filters.
- After applying your filters, view your results. You can even [comp a property](https://helpdesk.inveloapp.com/learn-how-to-run-comps?hsLang=en) in List Builder. 
- Select the record you want to import and assign any lists and tags. 
- And finally, [import your results](https://helpdesk.inveloapp.com/import-list-builder-results?hsLang=en) into your database.
